  • Your Realtor said what?!

    I was listening in on a live stream of a real estate industry panel recently. The question came up of "with all the technology available, what tools do you use to communicate with your clients?" Now the answers themselves didn’t surprise me. Text messaging, because it’s more instant than email. Chat or Instant Messaging (IM), because it’s creates an instant quick exchange. Some just preferred email, since you have a record of your communication.

    What I did not hear, (and no, I’m not going to say Twitter) was anyone speaking about what the client prefers. I’ll admit that I use all of these forms of communication (yes, even Twitter). But just like discussing the type of real estate you’re looking for, including: location, size, amenities and price range. It’s equally important to discuss how and when you want to be contacted. Is it better to use your work email during the day and call you cell phone in the evening? Are you always checking your Facebook in the morning between 7-8am? What are reasonable response times from your Realtor? What response time can your Realtor expect from you?

    This may seem like a minor issue in the overall magnitude of the home selling or purchase process, but I’ve seen unnecessary frustration as a result of misunderstanding, or lack of, expectations when it comes to communication.

    So when you are ready to start working with a Realtor, be sure to feel comfortable with not only the level of communication and response time, but also the method of communication you want.

  • Libertyville MainStreet director quits

    Libertyville MainStreet director retires. Randy Nelson decided to retire after the pleasure of the job turned into more of a grind. Not to mention that he had a 2 hour commute each day. I personally had the opportunity to talk with Randy during my efforts with Waukegan Mainstreet and can candidly say he was always helpful, thoughtful and diligent. Living in neighboring Vernon Hills, we frequented many of the MainStreet Libertyville events and had a great time along with many other residents. Pam Hume, who has been involved with the organization since it's inception in 1989 will serve as interim director.

  • Home Buyer Tax Credit Extended and Expanded

    The home buyer tax credit is one small step from being enacted. The Senate voted 98-0 on Wednesday and yesterday the House voted 403-12 on legislation that includes the extension and expansion of the credit. The President is expected to sign the legislation, perhaps as early as today. With the home buyer tax credit extension, buyers will have until April 30, 2010 to have a home under contract and must close on the property buy July 1, 2010. The first time homebuyer credit limit will remain at $8,000. Part of the new legislation includes expanding the home buyer tax credit to included existing home owners. The maximum credit for existing home owners would be $6,500. In order to qualify you must have lived in the existing residence for 5 consecutive years of the last 8 years.

  • Vernon Hills Home Sales Last 6 Months

    Real estate data and statistics for Vernon Hills single family homes sold in the last 6 months

    Detached single family home sales in Vernon Hills have seen the average median sold price increase over 5% from $415,000 in the previous 12 week period to $437,583 in the last 12 week period. The single family homes under contract in Vernon Hills have seen a decrease in the average median price of 3% over the same time period, down to $459,009. This is still higher than the average median sales price over the last 6 months. It will be interesting to see how the sold prices compare to the under contract prices over the coming weeks. Perhaps sold prices will continue to increase, or if higher price homes under contract will not close.

  • This just in from IL Assoc. of Realtors: Re-1st Time Homebuyer Tax Credit

    I was just thinking of how much time was left for the first time homebuyer tax credit. Appropriately, I  just received this email from Illinois Association of Realtors…

    “62 days and counting for first-time homebuyer tax credit. Remind your first-time buyers that time is of the essence if they want to take advantage of the federal tax credit worth up to $8,000. Buyers need to be moving now to find a home, secure financing and close the transaction before the November 30 deadline if they want to use the tax credit. The same deadline applies to the Illinois Home Start Tax Credit Advance Loan Program, which allows qualifying buyers to use the tax credit toward their down payment.”

    62 days is just about the amount of time to close a normal loan these days, but 62 days is to November 30. Remember Thanksgiving weekend is just before the 30th (as mentioned in this post). You really only have about 51 days to comfortably close, which is still very doable. Only if you don’t start now and act quickly.

    The home buying process is probably the largest purchase of your life, so don’t rush into it, but if you’ve thought about it and are ready, don’t wait another minute.

  • The Power of Video (on your phone) to Sell Your Home

    Looking to sell your home and differentiate yourself from the other home sellers on the market. I’m sure your listing agent took some photos and has them on the MLS, craigslist and several other internet sites. You probably have that listing brochure sheet sitting on your counter and carry around with you in case you run into a friend who may have someone looking to buy. Let’s face it, you are the one selling your home. Yes the listing agent is selling it, but you are out there doing what you can to help get it sold.

    While meeting  Lacy Kemp from Real Player SP at a Social Media Club Chicago event, she asked me if I thought being able to show video on my phone would be valuable to prospective clients. Of course I said yes, but this gave me the idea of the home owner having the video on their phone to be able to show to friends and acquaintances. Think about the immediate WOW factor that you can give by virtually showing your home right on the spot using video on your phone!

    WAUKEGAN — Back in business after taking a year off in the harsh economy, the Waukegan Air Show is preparing to pull back the chocks once again on Saturday, with most of the attractions that local aviation buffs have come to expect from past editions.

    “We just were not going to give up this year,” the show’s air boss, Jeff Clark, said Tuesday. “We fought and scrapped and scraped, and we’re going to make this happen.”

    There are a couple of changes that prospective attendees should be aware of, and the first has to do with general admission. Though the show was free in past years, a $5 charge will be collected from visitors 13 and older entering the Waukegan Regional Airport grounds.

    Clark said admission has to be charged to cover the costs that killed the 2008 edition, not the least of which is fuel for participating aircraft. He added that “100 percent” of any proceeds beyond expenses will be donated to the Returning Warriors program, which helps ease the transition of service personnel returning from combat areas.

    Another change is one that will be welcome to anyone who might have been caught in traffic jams entering the airport. Clark said motorists can enter as always at the main gate on York House Road at McAree Road, but the 2009 show will also offer access at Lewis and Beach roads, on the east side of the airport.

    Once inside, visitors can view ground displays of some 30 aircraft that run the gamut from the World War II-era through the present. Among the military aircraft slated to appear are a Boeing-Stearman Model 75 biplane trainer; an A-4 Skyhawk attack jet; an L-19 Bird Dog observation aircraft; an F-86 Sabre jet fighter; the T-2 Buckeye jet trainer; and a T-28 Trojan trainer.

    For children 8 through 17, free “Young Eagles” rides will be offered starting at 8:30 a.m. aboard aircraft flown by volunteers from the Experimental Aircraft Association. Helicopter rides will also be available for a $30 charge.

    The actual air show, Clark said, is scheduled to begin at 1 p.m. with the arrival of colors borne by a parachute team. Among the aerial performers slated to appear are The Hoppers, flying Czechoslovakian L-39 fighter jets, and the Cary-based Aerostar Acrobatics, flying Romanian Yak-52 trainers.

    Once the gates close on the 2009 show, the push will be on to get a 2010 edition off the ground. Clark said that may be on Sept. 11, a Saturday.

    “I’m all over that,” he said. “We’re going to light this place up. It’s going to be a huge show next year.”

  • FourSquare updates

    Just wanted to share some exciting news I received from the fine folks at FourSquare. Lot’s of good news for iPhone users and Android now as well. Blackberry coming soon. And I’ve read the Pre won’t be left in the dark for too long either.

    Great seeing the who else is here feature and I’m sure most will love you can now control who sees your phone and email address. No longer fear sharing personal information in order to participate.

    We just got the heads up from Apple that the latest version of our iPhone app should be in the iTunes Store today!  We crammed a lot of new features into this one – calling out mayors, new venue promos, better maps – but the thing we’re most excited about is the ability to see “Who Else is Here” whenever you check-in.  We’re already seeing how this is helping foursquare users connect with new people as they check-in around the city.
